Architectural, Engineering and Design Services
In most cases, a custom home will require professional design services.
If you already have a pre-purchased set of plans that need to be personalized
or if you want to start from scratch, Turner Homes can provide the guidance
required to work most effectively with local architects, engineers, and
interior designers.
Financial Stability & Buying Power
Our position as a sister company to a large regional commercial general
contractor, J.M. Turner & Company, Inc., is very important. Many times,
smaller builders are forced to stop work on projects because of slow payments
on their other jobs. This may prevent them from paying suppliers or subcontractors,
which can bring your job to a standstill through no fault of yours. Turner
Homes' sound financial position ensures you will never experience these
frustrations and offers you the peace of mind you deserve.
With an average combined residential and commercial annual volume in
excess of $40 million, we are one of Southwest Virginia's largest building
contractors. This position enables us to negotiate the best pricing with
our material suppliers and subcontractors, which directly benefits you.
Quality Field Supervision
Daily supervision of the job site is handled by one of our experienced
and customer service oriented superintendents. We provide supervision
as needed for each job site. Every Turner Homes superintendent is experienced
in scheduling, job site management, and possesses strong hands-on experience.
Our superintendents will maintain a constant line of communication with
you, which will enable Turner Homes to meet or exceed your expectations.
Without continuous communication between the contractor and customer,
many issues can fall through the cracks. Our superintendents are equipped
with pagers and cell phones. These tools are as important as any used
during the construction process because they allow our superintendents
to be accessible. Turner Homes' superintendents will contact you a minimum
of once a week to provides updates on the project and to answer any questions
you may have.
Experienced Support Personnel
Turner Homes' experienced personnel offer you a level of service unmatched
by most residential contractors in Southwestern Virginia. Once the design
phase is completed, your project will move to final pricing. Our estimators
will already be familiar with your plans since they have assisted with
quantifying and establishing preliminary budget figures. Once pricing
is complete, your project manager will prepare final specifications, subcontracts,
and the working schedule. Once started, your project will be assigned
to a member of our accounting department, who will reconcile all invoices
for approval and provide constant budget updates.
Quality Subcontractors
Subcontractor performance is critical to the success of any project. Turner
Homes only works with reliable subcontractors, who meet our rigid requirements
for financial stability, state and local licensing, insurability, and
most importantly, quality workmanship. Our experience has shown time and
time again that working with the most qualified subcontractors, even at
a somewhat higher initial cost, is critical to the success of any project.
Ultimately, this reduces the final project cost because it eliminates
the need to go back and fix or enhance completed work.
Homeowner's Manual
There are many individual components that make up a home. There will also
be several items requiring homeowner's periodic maintenance. Turner Homes
builds fine quality homes and we want them to last. Our homeowner's manual
includes all the warranty and instruction manuals associated with your
house. Also included are cleaning instructions, maintenance procedures,
service numbers, and emergency contact numbers for subcontractors and
vendors. Every subcontractor and vendor is listed by trade and all relevant
Turner Homes contacts are found in the manual for your convenience.
Extraordinary Post-Construction Service
Most builders only recognize the warranty on homes required by the state.
Few respond enthusiastically to client issues during the warranty period.
Turner Homes breaks the mold by offering an 18-month workmanship warranty.
We are proud of our homes and are confident they are well built. A Turner
Homes representative will contact you approximately 30 days and 60 days after the
closing, and again after 12 months, to check on conditions at your home.
We will promptly respond to any issue that may arise during the 12-month
warranty period and will gladly guide you through any issues occurring
after the warranty period.
